Lease terms

12 month lease agreement is subject to an acceptable criminal background check, credit check, and completion of the landlord's tenant application which can be filled out electronically free of charge. The background/credit check will be paid for by the prospective tenant, and the cost is $40. Prospective tenants, at the time of application, will be asked to provide proof of income or employment with supporting documentation such as bank statements and/or pay stubs. No smoking permitted inside the unit. Base monthly rent is $1,250, tenant will be responsible for paying all utility services (gas, electric, water/sewer, trash) at this property each month and shall place all utility billing services in the tenant's name once the lease agreement has been signed. Pets will be considered on a case by case basis, & will incur an additional pet deposit fee - as well as a monthly fee of $50 per pet. The security deposit will amount to $1,250. A total of $2,500 will be due at the time of lease agreement signing which will cover the security deposit and first month's rent. Landlord accepts payment via Zelle & Venmo.
