House Rules & Property Policies To ensure a comfortable, safe, and well-maintained home, the following rules apply to all tenants and occupants: Utilities Utilities are included up to a monthly cap of $300. Any usage exceeding this amount will be billed to the tenant and is due upon receipt of the overage notice. No Smoking This is a strictly non-smoking property. Smoking of any kind (including vaping and marijuana) is not permitted inside the home or anywhere on the premises. No Pets No pets are allowed unless explicitly approved in writing. Alterations & Wall Hangings No alterations may be made to the property. No nails, screws, anchors, or mounting (including TVs) without prior written approval No painting, wallpaper, or modifications of any kind Any unauthorized changes or damage will be repaired at the tenant's expense Furniture & Furnishings This is a furnished property. Furniture may not be moved, removed, or replaced without prior approval All items must remain in the home and be returned to their original condition Missing or damaged items will be charged to the tenant Maintenance & Inspections Routine inspections may be conducted with proper notice in accordance with Washington State law. These may occur periodically depending on the lease term and are intended to: Maintain appliances and home systems Ensure the property is being properly cared for Address preventative maintenance Cleanliness & Pest Control Tenants are required to maintain the property in a clean and sanitary condition at all times. Proper food storage, trash disposal, and routine cleaning are required Tenants are responsible for preventing conditions that attract pests Any pest issues resulting from tenant cleanliness or neglect will be the tenant's responsibility, including associated treatment costs Guest Policy Guests are permitted for short stays only. Guests may not stay longer than 7 consecutive days or more than 14 total days per month without prior written approval All guests must comply with house rules Tenants are responsible for the behavior of their guests Unauthorized long-term guests may be considered a lease violation Parking Rules Parking is limited to designated areas only (driveway/assigned space/street as applicable) No parking on lawns or unauthorized areas Inoperable or unregistered vehicles are not permitted Tenants must comply with all local parking regulations and HOA (if applicable) Occupancy Limits Only individuals listed on the lease may reside at the property. Unauthorized occupants are not permitted. Quiet Enjoyment Tenants must maintain reasonable noise levels and respect neighbors, especially during evening and early morning hours. Reporting Repairs Maintenance issues must be reported promptly. Failure to report issues that result in further damage may lead to tenant responsibility for repairs. Renter's Insurance (Required) Tenants are required to maintain active renter's insurance throughout the lease term. Proof of coverage must be provided prior to move-in and kept current Policy must include personal liability coverage Landlord is not responsible for loss or damage to tenant's personal property Compliance with Laws All tenants and guests must comply with local, state, and federal laws.
