Lease terms at a glance: Lease length: 12-month initial term, then converts to month-to-month. After the first year, 30 days' written notice ends the tenancy. Rent: $1,550/month, due on the 1st. A $50 late fee applies if rent arrives after the 10th, increasing $50 for each additional month unpaid. Security deposit: $1,550 (one month's rent), refundable less any deductions for damage beyond normal wear. Utilities: Tenant pays all utilities electric, gas, water, sewer, and trash plus any cable/internet/phone. Parking: One covered parking space at the rear of the building, included. Renter's insurance: Required a policy with at least $500,000 personal liability, naming the owners as additional insureds. Pets: One pet permitted per unit (building rule), with owner approval and a pet deposit. Dogs must be walked away from the building. Service and assistance animals aren't pets and are welcome at no charge. Smoking: Non-smoking unit. Condo building: This is a unit in a managed condominium. Tenancy is subject to approval by the Loretto Towers Condominium Owners Association (a brief tenant form). Standard building rules apply noise kept within the unit, supervised move-in/out, and access to the shared community room and patio. No subletting or lease assignment without the owner's written consent.
