**Lease Information & Tenant Responsibilities** * Lease term: 12-month lease available. * No pets. * No smoking or vaping of any kind inside the home or anywhere on the property. This includes cigarettes, cigars, pipes, e-cigarettes, marijuana, hookahs, and all other smoking or vaping products. Violation of this policy is considered a material lease violation and may result in termination of the lease in accordance with Texas law. * Maximum occupancy: 2 adults, 3 occupants total. * Tenant is responsible for keeping the property clean and well maintained, including routine yard maintenance. This includes trimming the front shrubs as needed to keep them below the windows, applying weed control along fence lines, and removing any weeds that emerge through the artificial turf to help maintain the appearance of the yard. * HVAC air filters are provided by the landlord and automatically shipped to the property. Tenant is responsible for installing each new filter upon delivery. * The landlord pays the monthly City utility bill (water, sewer, trash, and recycling). A copy of the bill will be provided to the tenant, and reimbursement is due by the 15th of each month. City-issued trash and recycling carts are provided with the property and must remain at the home. * Tenant is responsible for establishing and maintaining all other utilities and services, including electricity, internet, cable, or any optional services. * Renters insurance is required before move-in. * Applicants must meet income, credit, background, and rental history requirements.
