Lease terms

Lease agreement is for 1 year. Security Deposit, First and Last month's rent due in full upon signing. Credit rating of 680 and above, background check, income verification and references for previous rental history will be required during application process in order to be considered. Current income must be at least 3 times the monthly rent and proof of such will be required. All persons 18 and over interested in living on the property must go through the application process. Exceptions will be made for children living at home and still attending high school. No subletting permitted. Tenant is responsible for all utilities, watering the lawn, landscaping (grass and shrubs) and must transfer utilities bills to their names upon agreed upon move in date. Landlord will be responsible for maintaining trees on the property. No smoking or vaping inside the home or anywhere on the property. Pet permitted on a case by case basis.
