1) Within 15 days of a signed lease agreement, the lessee(s) will provide proof of adequate insurance for their personal property and liability insurance for $50,000 during the lease term
2) No unauthorized alterations will be made to the home, including painting, removal of fixed items, and landscaping (outside of lawn maintenance).
3) Lawn Maintenance: The lessee (s) will maintain the outside grounds of the premises in an orderly and safe manner. This includes disposing of pet waste (if pets are allowed) and cutting and trimming the lawn as needed to reflect the neighborhood's aesthetics. A lawn mower and trimmer will be provided if needed.
4) Lessee(s) are to pay for all utilities: gas, electricity, water, garbage, and lawn maintenance for the duration of the lease.
5) Smoking is not allowed inside the property. Violation will result in loss of the security deposit plus damages. The lessee has a zero-tolerance policy for the possession and/or use of any illegal drugs on the subject property.
6) Waterbeds and aquariums are not permitted under the terms of this lease.
7) Lessee(s) may not sublease.
8) In the event of early termination, the Lessee(s) forfeit their security deposit and are liable for the remainder of the 12-month lease period.
9) Lessee(s) will be responsible for returning garage openers and house keys at move-out.
10) Lessee(s) agree to follow all city/governmental rules and regulations.
11) Lessee(s) agree to all HOA covenants and agreements.
12) Lessee(s) to give a minimum of 60 days written notice to Lessor of their intent to extend the lease or move out at the end of the lease term. Lessee(s) and Lessor(s) will work collaboratively to schedule and allow access to the property when the property is being advertised to be rented.
13) If a non-emergency maintenance and/or repair issue arises, Lessee(s) must notify the Lessor within 24 hours. If emergency maintenance and/or repair arises, Lessee(s) must notify the Lessor immediately.
14) Within 24 hours of lease signing, the security deposit ($2,800) + 1st month's rent ($2,800) will be paid to Lessor via bank transfer.
15)The Renter acknowledges and accepts that the rental property may have certain inherent risks and agrees to assume all risks associated with using the property, including, but not limited to, slips, falls, and other accidents.
