Zillow charges applicants directly for screening services. While this fee is non-refundable through Zillow, the landlord will reimburse the application fee to the approved applicant once the lease is fully executed. Assistance Animals (Emotional Support / Service Animals): Occupants who require an assistance animal may request a reasonable accommodation in accordance with applicable law. Requests must include appropriate documentation from a licensed healthcare provider establishing a disability-related need for the specific animal(s). Applicants seeking accommodation for an assistance animal are encouraged to submit documentation prior to or at the time of application to avoid delays. Assistance animals are not considered pets; however, all animals must comply with reasonable rules regarding behavior, sanitation, and safety, and tenants remain responsible for any damage caused. The base rent applies to a 12-month lease term. For lease terms shorter than 12 months, the monthly rent will increase by 1% of the base rent for each month fewer than 12 months, subject to a minimum lease term of three (3) months. Example: A 3-month lease (9 months fewer than 12) will incur a 9% increase to the base monthly rent (9 x 1% = 0.09 x $3000 + $3000 = $3,270) Tenant shall pay a security deposit equal to one month's rent prior to occupancy. The security deposit will be held in accordance with Alabama law and may be placed in an interest-bearing account. Early termination of the lease forfeits the security deposit. Upon normal termination of the tenancy and surrender of possession, the security deposit, not including any accrued interest, less any lawful deductions for unpaid rent, damages beyond normal wear and tear, or other amounts permitted by law, shall be returned to Tenant within sixty (60) days, together with an itemized statement of any deductions.
