No smoking inside the home Rental Property Rules & Guidelines 1. General House Rules * Property must be used as a private residential dwelling only. * No illegal activity permitted on premises. * Tenants must respect neighbors and maintain quiet enjoyment (see Quiet Hours below). * Occupancy is limited to individuals listed on the lease. * No subletting or short-term rentals (Airbnb, VRBO, etc.) without written permission. 2. Maintenance Responsibilities Tenant Responsibilities: * Replace light bulbs, smoke detector batteries, and HVAC filters regularly. * Keep drains clear (no grease, wipes, or foreign objects). * Report maintenance issues promptly (leaks, electrical issues, HVAC problems). * Maintain cleanliness to prevent pest issues. Landlord Responsibilities: * Structural repairs (roof, foundation, exterior walls). * Plumbing, electrical, and HVAC system repairs (unless caused by tenant misuse). * Major appliance repairs/replacement if provided with unit. * Compliance with local housing and safety codes. 3. Lawn Care & Exterior Maintenance Tenant Responsibilities: * Mow grass regularly during growing season. * Trim weeds, edges, and maintain landscaping appearance. * Water lawn as needed to prevent dead patches. * Keep driveway, walkways, and porches clear of debris. * Snow removal from walkways (if applicable). Landlord Responsibilities (optional adjust as needed): * Major landscaping repairs or tree removal. * Lawn equipment provision (if included in lease). * Seasonal fertilization or professional lawn service (if included). 4. Pet Policy * Pets: Allowed Not Allowed (check one) If allowed: * Pet deposit required: $__200___ (non-refundable if applicable) * Monthly pet rent: $__40___ per pet * Maximum pets allowed: _2_ * Breed/weight restrictions may apply. * Pets must not cause damage or excessive noise. * Tenant responsible for cleaning up all pet waste immediately. * Any damage caused by pets will be deducted from security deposit. Utilities Tenant is responsible for: * Electricity * Gas/Natural Gas * Water & Sewer * Trash Service * Internet/Cable/Streaming services Landlord is responsible for: * (Optional) HOA fees * (Optional) Lawn irrigation system water (if applicable) * (Optional) Trash service (if you want to include it) Utility accounts must be placed in tenant's name prior to move-in. 6. Security Deposit Guidelines * Security deposit: $1600 due at lease signing. * Deposit is held to cover: * Unpaid rent or fees * Damage beyond normal wear and tear * Cleaning costs if unit is not returned in move-in condition * Missing items or fixtures Refund Timeline: * Deposit returned within 30 days after lease end (as required by Indiana law). Deductions may include: * Carpet/floor damage * Wall holes beyond nail holes * Excessive cleaning (grease, trash, pet waste) * Yard neglect (if tenant responsible) 7. Quiet Hours & Conduct * Quiet hours: typically 10:00 PM 7:00 AM * No loud music, parties, or disturbances during quiet hours. * Respect for neighbors is required at all times. 8. Property Condition at Move-Out Tenant must: * Remove all personal belongings * Clean entire property (floors, appliances, bathrooms) * Patch small nail holes (if required) * Return all keys, garage remotes, and access devices * Leave lawn in maintained condition
