All pets must be approved, no aggressive pet breeds, pet fees. Photo of each pet required. Will be doing a background, and credit check. To qualify, single family gross monthly income needs to be 2.5-3 times the rent. Gross monthly income is the total amount of income earned in a single month before taxes or deductions withheld, usually specified in job offer letter and itemized on paycheck. Regular overtime, bonuses or commissions are considered part of gross income.) Tenants may need to provide income tax returns, pay stubs, W2 forms, bank statements, etc. Previous residence history will be checked. If potential tenant or pet has a history of damaging previous rental properties, noise complaints, maintenance, pet or hoa complaints or other non-financial lease violations, they may not qualify. Photo of pets must be provided for part of approval process and overnight car tags registered with HOA. No break lease agreements allowed unless proof of military transfer and Cosigner maybe required for those on disability requiring additional income from stopping work to maintain existing approved sufficient income.
