Available Aug 1, 2026. Call or message to schedule a tour 7 days a week, 7 am - 7:30 pm. Tours maybe canceled if discover do not qualify in time. Ensure prescreening is up to date and includes all occupants over 18's financial information. All pets must be approved, no aggressive pet breeds, pet fees. Photo of each pet, their vaccinations & license tag records maybe required. Small landlord; ESA laws do not apply. Will be doing a background, and credit check. To qualify, single family gross monthly income needs to be 2.5-3 times the rent. Gross monthly income is the total amount of income earned in a single month before taxes or deductions withheld, usually specified in job offer letter and itemized on paycheck. Regular overtime, bonuses or commissions are considered part of gross income.) Tenants may need to provide income tax returns, pay stubs, W2 forms, bank statements, etc. Previous residence history will be checked. If potential tenant or pet has a history of damaging previous rental properties, noise complaints, maintenance, pet or HOA complaints or other non-financial lease violations, they may not qualify. Overnight vehicle license plate records maybe required for HOA registration. Cosigner maybe required if a current disability progresses requiring additional disability income from stopping work in order to maintain existing approved sufficient income. No break lease agreements allowed without proof of a military transfer. Proof of Renters Insurance is required, and tenant to also pay for maintenance & irrigation of landscaping, pest control, & all utilities. 12 month walk through, landlord pays for a 6 month termite inspection, all pets must be approved, most pet(s) are $25/month per pet with a $300 pet deposit per pet. $600 cleaning deposit in which tenants must use Stanley Steamer or Zerorez to Steam Clean the Carpets (not Rug Doctor) or it will be removed from the deposit if receipt is not provided. Tenants pay any HOA violation fines such as overnight street parking, weeds, leaving trashcans outside too long, flagpole, basketball hoop, etc. Location of Playground equipment of 8' tall or less requires landlord approval with waivers, taller requires HOA approval. No basketball hoop, golf net, baseball cage, tall permanent soccer net, trampoline, hockey net without landlord approval & potential waivers. Must park in garage or in driveway overnight and off the yard's granite rock. No smoking of any kind, including cigars and marijuana, inside the house; penalties explained in lease. Six average to small sized vechiles can fit in garage and driveway and three vechiles in the street during day, no overnight vechile parking in street allowed (HOA).
