Lease terms

Based on my understanding of Seattle tenant law, landlords are required to offer to lease their property to the first applicant that meets the landlord's criteria for renting. To save you and me time, I am sharing my criteria here. If you do not meet them, please do not seek to apply. Minimum requirements: 1. A tour of the home and understanding of expected monthly expenses and responsibilities (shared during tour). 2. A completed rental application (my form, provided during tour) including visual proof of ID. 3. Income: Minimum verifiable total after-tax household monthly income of $9000, as evidenced by a recent paystub. If you are self-employed I need 3 months of bank statements or 2 years of tax returns. 4. Credit and Background check: At least one tenant needs a score of 700+, with no renter having a score below 600. I will accept credit / background reports provided via Zillow; otherwise I have my own credit/background check process which will incur a $48 fee to each adult in the party. 5. Criminal history: I do not rent to registered sex offenders. 6. Rental history: References from 24 months of previous housing providers and no prior evictions. I look for regular rent payments, a pattern of care for the property, and good communication. 7. No smokers, no pets.
