Hookups for electric range, refrigerator, washer, electric dryer, and small (120 Vac) window air conditioners in each bedroom. Mounting brackets provided for Tenant-supplied Ring Battery Doorbell cameras at front and rear doors. Tenant pays for all utilities including water and sewer. Utilities are estimated at $300 average per month for purposes of income verification. All utilities are metered, and actual costs will depend on rate changes and Tenant's usage. Sewer charges are based on water usage. Tenant will set up a personal account for electricity and natural gas and pay directly to National Grid. Hudson Falls Water and Washington County Sewer issue invoices twice/year in the Spring and Fall to Landlord who will prepay them, then bill Tenant as additional rent due in full with the next rent payment. Tenant pays for any additional services such as cable TV, satellite TV, and internet access. Renters insurance is required naming Landlord as an additional insured. Exclusions: The cable modem, satellite TV antenna, and associated wiring are owned by third parties. The WiFi router, Ring cameras and doorbell cameras, tools, "No Trespassing" signs, and other supplies are the property of Landlord and will be removed prior to occupancy by Tenant. This description supersedes the Zillow standardized listing data fields. The actual lease is the final authority of all terms and conditions.
