No credit check required. Lease break fee is one month's rent. Smoking: Outdoor/Patio ONLY. A smoker's deck is located off of the Master Bedroom. Pets: Pet friendly. Pets are allowed on all the furniture and in the pool. Pets should be on a leash while in the neighborhood and should not bark during sleeping hours or have a record of biting. Tenant is responsible for any damages resulting from the pets. Utilities/Maintenance Included: Ethernet/Wifi (1000 mbps Fiber) from Cox INCLUDED with router! Gas bill included. Pool cleaning and maintenance (weekly) included. Hot tub cleaning and maintenance included (monthly) included. HOA Quarterly Fee (landscaping on the open lots nextdoor, etc.) Partial Furnishing included! You may pick any items you do not want in the 6 month rental and I will move them out for you. Renter is responsible for these: utilities (APS electric, Water/Sewer) Parking: 2 Garage spots are available as well as 2 driveway spots. Overnight street parking is strictly prohibited for all homes in this neighborhood by the HOA for ease of driving. There will be a one time fee with the HOA to register the tenants covered by me. I reserve the right to keep certain tools, equipment, and supplies in the garage shelves that help with the cleaning and maintenance of the home. Move in date is negotiable.
