Minimum 1-year lease required. Tenant is responsible for all utilities, including electric, gas, water, sewer, trash, and any other applicable services. Utilities must be transferred into the tenant's name within five (5) days of receiving keys and maintained throughout the lease term. Household income should be at least three (3) times the monthly rent. All occupants age 18 and older must complete an application and pass credit, background, and rental history screening. No prior evictions, outstanding landlord judgments, or unpaid utility collections. No smoking or vaping permitted inside the property. Security deposit required at lease signing and may not be used as the final month's rent. Rent is due on the 1st of each month. Late fees of $10 per day apply after the due date, with lease enforcement actions beginning after five (5) days. Tenant is responsible for routine maintenance and upkeep of the property, including changing furnace filters, replacing light bulbs, keeping drains clear, lawn care and snow removal (where applicable), maintaining smoke and carbon monoxide alarms, and pest control after the first 30 days of occupancy. Any damage caused by tenant misuse, negligence, guests, or pets is the tenant's responsibility. Professional carpet cleaning is required upon move-out, and a receipt must be provided. A 60-day written notice is required prior to vacating. Renter's insurance with a minimum of $100,000 liability coverage is required for the duration of the lease. Pets are subject to landlord approval and applicable pet fees and deposits. This home is offered to qualified applicants who will maintain the property responsibly and comply with all lease requirements.
