RESIDENTIAL LEASE TERM SHEET 413 N Cary Street, Brockton, MA 4 Bedroom / 1 Bath Single-Family Home This term sheet summarizes the key terms of the proposed lease. It is provided for review and is not the final lease agreement. A full lease incorporating these terms and all applicable Massachusetts law will be provided for signature. RENT & FINANCIAL TERMS Monthly Rent: $3,800.00, due on the 1st of each month. Accepted Payment: Bank transfer, Zelle, check, or Venmo. Late Fee: A late fee applies to any rent payment that is 30 or more days past due, as permitted under Massachusetts law. Move-In Cost: First month's rent + Last month's rent + $1,000 security deposit. The $1,000 security deposit is waived for approved applicants with a credit score of 680 or higher. LEASE TERM Length: 12-month lease. Renewal required at the end of the term to continue. Month-to-Month: A month-to-month arrangement may be available after the initial term for an additional monthly charge, subject to landlord approval. Availability: Available immediately. MOVE-IN PAYMENT DUE AT LEASE SIGNING The following total is due in full at lease signing, before keys are provided or possession is taken: First Month's Rent: $3,800.00 Last Month's Rent: $3,800.00 Security Deposit: $1,000.00 (waived for approved applicants with a 680+ credit score) TOTAL DUE AT SIGNING: $8,600.00 (or $7,600.00 if security deposit is waived) Keys and possession will be provided only after the full move-in payment has cleared and the lease has been signed by all adult occupants. UTILITIES & SERVICES Landlord Pays: Water, sewer, and trash. Tenant Pays: Electric, gas, internet, and cable. Landscaping: Tenant is responsible for lawn and landscape maintenance, including the manicured grounds, garden beds, and brick patio area. Optional: Landlord will take over all landscaping maintenance for an additional $300 per month if the tenant prefers. Snow Removal: Tenant is responsible for all snow and ice removal. PROPERTY MAINTENANCE RESPONSIBILITIES General Condition: Tenant shall maintain the property in good, clean condition throughout the tenancy. Fireplace: Tenant is responsible for the cleaning and proper maintenance of the fireplace. Furnace: Tenant is responsible for changing/cleaning the furnace filter and servicing the furnace at least once every two (2) years. Painting: Tenant may paint rooms only with prior written request to and approval from the landlord. OCCUPANCY & USE Maximum Occupancy: No more than six (6) adults. All adult occupants must be named on and sign the lease. No Subletting: No subleasing, subletting, renting of individual rooms, storage space, or parking. No short-term rentals (e.g., Airbnb) of any kind. No Smoking: Strictly no smoking of any kind anywhere on the property including cigarettes, cigars, vapes, marijuana, or any other substance. Entry: Landlord reserves the right to enter the property with proper advance notice as required by Massachusetts law. PETS Pet Policy: Pets welcome. The first pet is free; each additional pet is $100 per month. All pets must be vaccinated and licensed with the Town. PROPERTY HIGHLIGHTS Included: In-unit washer and dryer, brand-new granite kitchen countertops, freshly painted throughout, and move-in ready. Parking: Two driveways with parking for up to five (5) vehicles.
