Lease terms

Month to Month: $2600 6 Months: $2400 12 Months: $2200 The property may be occupied only by the individuals listed in the lease. Tenant shall not sublease, assign the lease, or allow additional occupants without the Landlord's prior written approval. Tenant is responsible for Electric via Avista. Landlord is responsible for Water, Garbage, Sewer. Tenant shall keep the property clean, avoid damage beyond normal wear and tear, promptly report maintenance issues, and comply with all applicable laws and property rules. Pets are permitted with restricted breeds. Any approved pet is subject to $250 non-refundable deposit and $50/month pet rent. Smoking is permitted outside the house and 50ft away from Unit B. Tenant shall not engage in illegal activity, create excessive noise, or interfere with the quiet enjoyment of neighboring residents. Landlord may enter the property with notice as required by applicable law, except in emergencies or other circumstances permitted by law. Any late fees, returned-payment fees, renewal terms, move-out requirements, parking rules, maintenance obligations, and other conditions shall be governed by the complete written lease agreement. Changes to the lease must be made in writing and signed by both parties.
