Lease terms

Income Requirements: Gross monthly household income must be 3x the monthly rent. (Income must be verifiable) Stable employment history preferred (typically 6+ months in current role). Credit Requirements: Preferred credit score: 680+ . 650-680 may be considered with: Strong rental history Higher security deposit Qualified co-signer No open bankruptcies. No outstanding landlord judgments or rental collections. Rental History No prior evictions. No lease violations or unpaid balances with previous landlords. Positive references from prior housing providers. Background Check Criminal background screening will be conducted. Convictions related to property damage, violent crimes, or drug trafficking may result in denial (evaluated individually). Occupancy Limits: Occupancy limited to 2 persons per bedroom, unless otherwise required by law. No smoking of any kind allowed Application Process: All occupants 18+ must submit an application. Application fee required. Property is offered on a first-approved basis. Fair Housing Statement We comply with the Federal Fair Housing Act and all applicable North Carolina housing laws. We do not discriminate based on race, color, religion, sex, national origin, familial status, disability, or any other protected class. Renter is required to have credit check and background check paid for by renter. Tenant Responsibility: Internet,TV, electricity, water, Renters Insurance. Renters Insurance: Min 100k liability, and allow a "interested party" to the insurance. Trash pick up: scheduled weekly in front of the unit, included in the monthly rent. Parking is allowed in the garage and in front of garage. Rent is $2250/mo. Security deposit is tiered based on credit. 12 month leases only. Both security deposit and 1st months rent is due at execution of lease agreement. Rent is due on 1st of each month.
