RENTAL REQUIREMENTS PLEASE READ CAREFULLY BEFORE CONTACTING Term: 1 year minimum Property Information: Tenants are responsible for all yard maintenance and snow removal. Tenants are responsible for all utilities. No utilities are included in the rent. All roommates must independently meet the rental qualification criteria. No pets permitted. No smoking, vaping, cultivation, processing, odor-producing use, or nuisance-related marijuana activity is permitted on the property. SCREENING AND APPLICATION REQUIREMENTS All applicants must satisfy the rental criteria and successfully complete the screening process. Applicants must be at least 18 years of age. Portable tenant screening reports will not be accepted. Screening will be conducted through an independent tenant screening agency. Any household member who turns 18 during residency may be subject to a public records screening. The application screening process includes, but is not limited to, review and verification of credit history, rental history, landlord references, income and employment (if applicable), public records, criminal background screening (where permitted by law), identity verification, occupancy qualifications, and other information reasonably related to evaluating the application and determining tenancy qualifications. ADDITIONAL QUALIFICATION CRITERIA 1. Each applicant must qualify independently unless applicants are legally married. 2. Gross monthly household income must be at least 3.5 times the monthly rent. 3. Total monthly debt obligations reflected on the credit report, including the proposed rent payment, may not exceed 43% of gross monthly income. 4. No eviction filings or judgments within the past seven (7) years. 5. No open collections for utilities or payday loans. 6. No active bankruptcy proceedings. CREDIT REQUIREMENT Minimum credit score of 720 required for each applicant. MOVE-IN FUNDS REQUIRED: First month's rent: $2,600 Last month's rent: $2,600 Security Deposit: $2,600 Admin Fee - $200 Cleaning Fee - $500 Holding Deposit is due at the time of application. Additional move-in funds are due upon Lease signing. Upon approval of the application, the approved applicant(s) must execute the Lease Agreement and take occupancy of the Premises within ten (10) calendar days, unless otherwise agreed in writing by Landlord. The property will not be held off the market for future occupancy dates beyond the approved move-in period unless expressly agreed in writing by Landlord or Landlord's Agent. No Lease Agreement shall be executed, and no tenancy shall be established unless the applicant has completed a physical viewing of the Premises in person or through a viewing conducted by a family member, friend, or other person designated by the applicant. Any such viewing is for informational purposes only and does not constitute a representation, warranty, or certification of the condition of the Premises by Landlord or any representative. This requirement may be waived only by prior written consent of Landlord or Landlord's Agent.
