Lease terms

1. Term of Lease: The term of this Lease shall commence on August 1st, 2024 and terminate on July 31st, 2025, constituting a total period of 12 months. 2. Rent: Tenant agrees to pay the Landlord rent in the amount of $3,900 per month, due on the first day of each month. Rent must be paid in full and without demand. Each day late will incur a 1% fee. 3. Security Deposit: Tenant shall pay a security deposit of $3,900 prior to occupancy. This deposit will cover damages or unpaid rent. It is fully refundable within 30 days of the termination of this lease, subject to the condition that the premises are returned in their original condition, normal wear and tear excepted. 4. Pet Policy: No pets allowed. Open to discussing a dog with breed restrictions and monthly fee. 5. Utilities: Tenant is responsible for all utilities associated with the property, including gas, electric, trash collection, and sewer services. Payments for these utilities should be made directly to the respective service providers. Landlord provides pest treatment service. 6. Landscaping: Tenant is responsbile for lawn mowing. Landlord will maintain responsibility for the rest of the landscaping of the property. 7. No Smoking Policy: Smoking is not permitted anywhere on the property, including within the rental unit and common areas. 8. No Subletting: Subletting of the premises is strictly prohibited. The Tenant shall not assign this lease, or sublet any portion of the property, without prior written consent from the Landlord. 9. Renters Insurance: Tenant is required to maintain a renters insurance policy covering personal property and liability, with a minimum coverage amount as advised by the Landlord. Proof of insurance must be provided to the Landlord prior to occupancy and upon renewal of the policy. 10. Maintenance and Repairs: Tenant is responsible for maintaining the premises in a clean and sanitary manner. Tenant shall promptly notify Landlord of any damages, defects, or conditions that require repair. The Landlord will undertake necessary repairs as required by law. 11. Entry by Landlord: Landlord reserves the right to enter the rental premises during reasonable hours to inspect the condition of the property, to make repairs, alterations, or improvements, or to show the property to prospective buyers or tenants, with a 24-hour notice to Tenant. 12. Right to Resume Possession: Landlord reserves the right to terminate the lease and resume possession of the property for personal use, provided that sufficient notice of at least 90 days is given to the Tenant. 13. Illegal Activities: Tenant agrees that no part of the premises shall be used at any time during the term of this lease for the purpose of conducting any illegal activity. 14. No Grills or Fires on Deck: The use of grills or any open flame device on the deck of the property is strictly prohibited to prevent fire hazards and damage to the pergola. 15. Severability: If any part of this Agreement is held to be invalid or unenforceable for any reason, the remaining provisions will continue to be valid and enforceable. If a court finds that any provision of this Agreement is invalid or unenforceable, but that by limiting such provision it would become valid and enforceable, then such provision shall be deemed to be written, construed, and enforced as so limited.
