Lease terms

Lease Duration: Standard 12-month lease required (longer lease options available upon request). Monthly Rent: $2,000 per month, due on the 1st of each month. Security Deposit: Equal to one month's rent (subject to background and credit check results). Application Fee: $35 per adult applicant for background, credit, and eviction history screening. Smoking Policy: Strictly no smoking of any kind inside the home. Lawn Care & Maintenance: Tenant is fully responsible for routine lawn care, including regular mowing, edging, routine pest control. Water System Maintenance: Tenant is responsible for purchasing and refilling the salt blocks/pellets for the whole-house water filtration system to ensure continuous soft water. Utilities: Owner pays: The property owner covers their own personal property liabilities, taxes and HOA (The tenant is usually responsible for paying any HOA violation fines caused by their actions) Tenant pays: Main residential utilities including water, sewer, trash, and internet/cable. Tenant optional expense: ADT professional security monitoring activation and monthly fees (at tenant's own cost). Tenant benefit: The pre-installed solar panels dramatically lower your monthly electric bill!
