Lease Terms & Rental Policies Monthly Rent: $1,950 per month Security Deposit: $1,950 Lease Term: 12-month lease with an option to renew, subject to the terms of the renewal agreement. Rent Due Date: Rent is due on the 1st of each month. Late Fee: A $100 late fee may be assessed when permitted by applicable Washington law. No late fee will be charged for rent paid within the first five days after the due date. Utilities: Tenant is responsible for all utilities and services associated with the property, including garbage, water, sewer, electricity, and any other utilities or services serving the residence. Landscaping: Tenant is responsible for routine landscaping and lawn care. Snow Removal: Tenant is responsible for snow and ice removal from areas serving the residence, as applicable. Renters Insurance: Renter's insurance is required throughout the tenancy. Proof of coverage may be required prior to move-in and upon request. Pets: No pets permitted. Smoking: No smoking or vaping permitted on the property. Occupancy: Maximum occupancy is 6 persons. Application & Screening: All prospective tenants are subject to the landlord's rental criteria and tenant screening requirements. Any screening fee will be limited to the landlord's lawful screening costs. Required screening disclosures will be provided to applicants before screening is conducted, in accordance with Washington law. Additional Terms: All applicants and tenants must comply with applicable federal, Washington State, and City of Spokane laws and regulations, as well as the terms of the rental agreement. Rental terms are subject to the final written lease agreement and applicable law.
