Lease terms

Renters should carefully review the lease terms to ensure the property is a good fit for their needs. The minimum lease duration is 6 months. Monthly rent, security deposit, applicable fees, and utility responsibilities will be clearly outlined in the lease agreement. Tenants are responsible for the utilities specified in the lease and are expected to maintain the property in good condition throughout their stay. Smoking inside the house is strictly prohibited. If the tenant chooses to break or terminate the lease before the agreed-upon lease end date, an early termination penalty equivalent to two months' rent will apply, subject to the terms of the lease agreement and applicable law. At the end of the lease, the property should be returned in substantially the same condition as it was at move-in, except for normal wear and tear. Minor differences resulting from reasonable use are acceptable. Tenants may be responsible for the cost of repairing damage beyond normal wear and tear caused by the tenant, occupants, or guests, as permitted by the lease and applicable law. The lease will also outline policies regarding pets, parking, property maintenance, lawn care, guests, renters insurance, late payments, and any applicable HOA or community rules. Renters are encouraged to carefully review the complete lease agreement and clarify any questions before signing so that expectations and responsibilities are clear for both the tenant and property owner.
