Lease terms

Tenant is responsible for paying ALL utilities, including but not limited to: Electricity Water Trash Internet/Cable Any other services connected to the property Utilities must be transferred into the tenant's name prior to move-in. Move-In Requirements To receive keys, tenant must provide: First month's rent Full security deposit Signed lease agreement Valid government-issued ID Proof of income (2 3x monthly rent recommended) Background and credit check approval Security Deposit Terms The security deposit covers: Property damage beyond normal wear and tear Unpaid rent Unpaid utilities Cleaning costs if property is not returned in original condition Deposit will be returned within 14 days after move-out, minus any deductions. Maintenance & Responsibilities Tenant agrees to: Keep property clean and in good condition Report maintenance issues promptly Replace light bulbs and HVAC filters Maintain yard (if applicable) Not make alterations without written permission Occupancy Only approved occupants listed on the lease may reside in the property.
