Lease Terms & Property Policies This well-maintained home is offered for lease to qualified tenants seeking a clean, safe, and long-term residence. Long-term tenants are preferred; however, one-year lease terms are accepted. Tenant is responsible for placing all required utilities in their name prior to move-in and maintaining service throughout the lease term. Unless enrolled in the optional Exterior Maintenance Program, the tenant is responsible for routine lawn care, landscaping upkeep, leaf removal, and snow removal. General Lease Terms * Rent is due on the 1st day of each month. * A standard grace period applies. Any rent received after the grace period is subject to a late fee of 5% of the monthly rent or $75, whichever is specified in the lease and permitted by applicable law. * Smoking or vaping of any substance is strictly prohibited inside the home, garage, or any enclosed structure on the property. * Subleasing or assigning the lease is not permitted without the landlord's prior written approval. * Occupancy limits shall comply with all applicable federal, state, and local housing laws. * The security deposit will be returned in accordance with Ohio law after move-out, less any lawful deductions for unpaid rent, damages beyond normal wear and tear, cleaning, or other charges permitted under the lease. Applicant Qualifications We are looking for responsible tenants who will care for the property, pay rent on time, and comply with the lease terms. Applicants should meet the following minimum qualifications: * Gross monthly household income of at least three (3) times the monthly rent. * Minimum of two years of stable employment or verifiable, consistent income. * Positive rental history with no prior evictions or outstanding landlord debt. * Credit history and overall financial responsibility will be reviewed. * Criminal background checks will be conducted for all adult applicants and considered on a case-by-case basis in accordance with applicable laws. * Ability to maintain the property and respect neighbors and community standards. Pet Policy Pets may be permitted with landlord approval. * $500 non-refundable pet deposit *$50 Per Pet Additional pet restrictions, including breed, size, number of pets, and vaccination requirements, may apply. Maintenance & Repairs Non-emergency maintenance requests must be submitted through the designated work-order system with a detailed description of the issue. Tenants are expected to: * Promptly report leaks, water damage, or safety concerns. * Replace HVAC filters as directed. * Maintain the home in a clean and sanitary condition. * Prevent damage caused by neglect or misuse. Emergency maintenance should be reported immediately. Property Condition & Inspections A detailed move-in property condition report will be completed before occupancy. Periodic property inspections may be conducted during the lease term with proper notice as permitted under Ohio law to verify the property's condition and ensure compliance with the lease. The landlord reserves the right to inspect the property when permitted by the lease and applicable law, including when there is reasonable concern regarding maintenance issues, property damage, or lease violations. Renter's Insurance Proof of renter's insurance is required prior to move-in and must be maintained throughout the lease term.
