Tenant is responsible for damages caused by negligence or misuse. 10. Occupancy Only individuals listed on this lease may reside at the premises. Unauthorized occupants are prohibited. 11. Pets Only Pets negotiated at signing 12. Smoking Smoking is strictly prohibited inside the premises. Any violation will be considered a material breach of this lease. 13. Alterations Tenant shall not make alterations, improvements, or modifications without prior written consent. 14. Entry Landlord may enter the premises with at least 48 hours notice except in emergencies, in accordance with Washington State law. 15. Default Failure to pay rent or comply with lease terms constitutes default and may result in eviction under RCW 59.12 and 59.18. 16. Subleasing Subleasing or short-term rentals (including Airbnb) are prohibited without written consent. 17. Insurance Tenant shall maintain renter's insurance throughout the lease term. 18. Early Termination Early termination requires payment of one month's rent unless otherwise agreed in writing. 19. Governing Law This lease shall be governed by the laws of the State of Washington. 20. Entire Agreement This document constitutes the entire agreement between the parties
