1. Parties Parties are not allowed on the premises 2. Premises Tenant agrees to rent the residential property located at: ___________4110 119th st ct nw gig harbor Wa 98332___________________. 3. Lease Term This lease shall be for a fixed term of 12 months. 4. Rent Monthly rent is $___3000_____ due on the 1st of each month. Rent is considered late after 5 days and subject to a $100 late fee plus $20per day thereafter. 5. Move-In Costs First and last month's rent plus $1,500 security deposit due at signing. 6. Security Deposit Deposit may be used for damages beyond normal wear and tear, unpaid rent, and cleaning. Deposit will be returned within 21 days in accordance with RCW 59.18. 7. Utilities Tenant responsible for water, lawn maintenance, garbage/recycling. Landlord provides power and internet subject to reasonable residential use. 8. Maintenance Tenant shall maintain the premises in a clean and safe condition. Tenant responsible for minor maintenance. Landlord responsible for major systems including electrical, plumbing, and structural. 9. Repairs and Damage Tenant must report issues promptly. Tenant is responsible for damages caused by negligence or misuse. 10. Occupancy Only individuals listed on this lease may reside at the premises. Unauthorized occupants are prohibited. 11. Pets Only Pets negotiated at signing 12. Smoking Smoking is strictly prohibited inside the premises. Any violation will be considered a material breach of this lease. 13. Alterations Tenant shall not make alterations, improvements, or modifications without prior written consent. 14. Entry Landlord may enter the premises with at least 48 hours notice except in emergencies, in accordance with Washington State law. 15. Default Failure to pay rent or comply with lease terms constitutes default and may result in eviction under RCW 59.12 and 59.18. 16. Subleasing Subleasing or short-term rentals (including Airbnb) are prohibited without written consent. 17. Insurance Tenant shall maintain renter's insurance throughout the lease term. 18. Early Termination Early termination requires payment of one month's rent unless otherwise agreed in writing. 19. Governing Law This lease shall be governed by the laws of the State of Washington. 20. Entire Agreement This document constitutes the entire agreement between the parties
