Lease terms

-Trash, Recycling Water and Sewer are billed at a flat $100 per month in addition to the rental rate. Tenant is responsible for all other utilities including WiFi. -Maximum of 2 vehicles may be parked for 4 days or longer. Ample streetside parking available for short terms guests. -One small to medium dog or cat allowed upon Owner discretion. Owner reserves the right to interview your pet. One time $300 non-refundable pet charge and $35/month pet rent per pet. -Pet owner is responsible for cleaning up after pet in fenced dog run area. -No smoking, vaping or drugs of any kind including medical marijuana. -No possession, consumption, manufacturing or cultivation of marijuana or marijuana products, no medical marijuana -Marijuana: The growth of marijuana is strictly prohibited in or on the premises. Smoking: Smoking is prohibited anywhere in or on the premises including exterior spaces. Minimum Qualifications: -Must make 2 times rent and show proof of income -All occupants over 18 must complete app and pay app fee of $35 each -Must have 1 year at employer or 2 years in same field of work -Must have at least 700 credit score. -Min. 1 year of rental history or mortgage payments -Cannot be sex offender, have criminal convictions or have been evicted -Occupant must provide proof of renter's insurance
