Up to 2 pets under 25 lbs with a $30/month pet fee per pet Renters liability insurance required ($200,000 minimum coverage) Application & Showing Process Our Screening Policies, Qualifications, Applications, and Pet Guidelines are posted on our website. Application fee is $45 per adult. Showings: A completed application from each adult (18+) is required before scheduling a showing. Applications are not processed until the applicant has toured the property and confirmed in writing that they wish to proceed. No credit check or application fee will be charged until you confirm you want to move forward. Once approved, you will have 24 hours (1 business day) to submit the full security deposit to hold the property. Properties can be held for a maximum of 14 days from the date of approval with a paid deposit. Screening Policies & Qualifications 1. Application: All occupants age 18 or older must submit their own application. 2. Credit: Minimum credit score of 700. Applicants with lower scores may be considered only with strong rental history and income. 3. Rental History: Satisfactory and verifiable rental history required. No evictions, bankruptcies, unpaid landlord debts, or unpaid utility balances no exceptions. 4. Income: Combined gross monthly income must be at least three (3) times the monthly rent. o Employees: Provide two most recent pay stubs. o Self-Employed: Provide year-to-date income statement, last two years of tax returns, and two most recent bank statements. o Other Income: May require an official benefit letter. 5. Identification: Valid government-issued photo ID required. 6. Co-Signers: Not accepted. 7. Pets: Not permitted. 8. Move-In Date: Must begin within 14 days of approval; no exceptions. 9. Condition: Homes are rented as viewed at the time of showing. Additional Information Federal Occupancy Guidelines: Two persons per bedroom + one additional occupant; or two persons per studio. We do not advertise on Craigslist or request payment via wire transfer or gift cards. Please report fraudulent listings to our office. We do not accept Zillow applications.
