Tenant Responsibilities The Tenant agrees to keep the premises clean, safe, and in good condition throughout the lease term. The Tenant is responsible for paying rent on time and paying all utilities assigned to the Tenant, including electricity, water, gas, internet, trash service, and any other services listed in this Lease Agreement. The Tenant must promptly notify the Landlord in writing of any maintenance issue, water leak, damage, unsafe condition, or needed repair. The Tenant may not make repairs, alterations, paint, install fixtures, change locks, or modify the property without the Landlord's prior written permission. The Tenant is responsible for damage caused by the Tenant, household members, guests, pets, or anyone allowed on the property by the Tenant, excluding normal wear and tear. The Tenant must properly use and maintain all appliances, plumbing, heating, air conditioning, electrical systems, yard, driveway, and other areas of the property. The Tenant must not intentionally or negligently damage the property or allow any illegal activity, excessive noise, or nuisance on the premises. The Tenant must follow all local laws, HOA rules (if applicable), and property rules. The Tenant may not sublease, assign the lease, or allow additional occupants to live in the property without the Landlord's written approval. At move-out, the Tenant must remove all personal belongings, return all keys/remotes, clean the property, and leave it in substantially the same condition as received, except for normal wear and tear. Optional clause for lawn/snow: The Landlord will be responsible for routine landscaping and lawn maintenance, including mowing, trimming, and general care of the yard. The Tenant must keep the yard free of trash, personal belongings, pet waste, and damage caused by the Tenant, household members, guests, or pets. The Tenant may not plant, remove, cut, or alter trees, shrubs, flowers, or landscaping without the Landlord's prior written permission. The Tenant will be responsible for removing snow and ice from the driveway, sidewalks, steps, and entrances as required for safe access and as required by local law.
