Lease terms

LEASE TERM: 6 or 12 months. UTILITIES: Tenant pays electric, gas, water/sewer, trash, and internet. DEPOSIT & FEES: Security deposit $1,350. Application fee $35 per adult applicant (18+), non-refundable. RENTERS INSURANCE: Required minimum $100,000 liability coverage, listing the property owner as an additional interested party. SMOKING: Non-smoking property. No smoking of any kind (tobacco, cannabis, vaping, or e-cigarettes) inside the home or within 25 feet of the structure. PARKING: Off-street driveway parking. PETS: Up to 2 pets welcome, 40 lb weight limit per pet. Restricted breeds may apply per the property's insurance carrier. One-time non-refundable pet fee of $250 plus a refundable pet deposit of $200 both flat, regardless of the number of pets. Service and assistance animals are not pets and are exempt from pet fees and deposits. TENANT RESPONSIBILITIES: Lawn care and exterior upkeep, replacing HVAC filters and light bulbs, and keeping the home in clean, sanitary condition. Owner handles major repairs and system maintenance.
