Lease Terms & Property Policies Monthly Rent The monthly base rent for the property is $2,900. Security Deposit A security deposit equal to one month's rent ($2,900) is required and must be paid at the time the lease agreement is signed. The security deposit will be held in accordance with applicable state laws and may be used to cover damages, unpaid rent, or other costs as permitted by law. Lease Term The lease term for the property shall be one (1) year, beginning on the agreed-upon start date outlined in the lease agreement and ending one year thereafter unless otherwise extended or renewed in writing by both parties. Maintenance & Repair Notification The tenant agrees to promptly notify the landlord of any maintenance issues, repairs, damages, or mechanical failures within the home or on the property immediately upon discovery. Timely notification is required so the landlord may arrange for proper repairs and maintenance. Failure to report maintenance issues that result in further damage may result in tenant responsibility for associated repair costs. Lawn Equipment Responsibility Lawn care equipment is provided for tenant use to maintain the property. Tenant agrees to: Maintain the lawn and landscaping in reasonable condition Use equipment responsibly Return equipment in working condition, normal wear and tear excepted Security System & Smart Access The property includes a security system and password-protected door access system. Tenant agrees: Not to tamper with or disable the system Not to alter system settings without permission To protect all access codes and passwords Tenant is financially responsible for any damage to security system and password protected door lock. HOA Compliance Tenant agrees to comply with all Homeowners Association (HOA) rules, regulations, and community guidelines. Any violations, fines, or penalties resulting from tenant actions will be the responsibility of the tenant. Community Amenities Clause Community amenities such as pools, recreational areas, walking trails, or shared facilities are managed by the HOA. The landlord is not responsible for closures, maintenance, repairs, schedule changes, or access restrictions imposed by the HOA regarding these amenities.
