Lease terms

Monthly rent: $3,195 Utilities: The property has shared utility meters, the owner will maintain and pay the gas, electric, water, and sewer accounts. Tenant will pay a fixed utility charge of $250 per month in addition to the monthly rent. Cable and internet are not included and are the tenant's responsibility. Exclusive use of the front yard. Alley parking included for tenant's exclusive use. Twelve-month minimum lease; a longer lease may be considered. Security deposit: One month's rent, subject to approved application. One small pet may be considered with owner approval and an additional $75 per month in pet rent. Breed, size, and other restrictions may apply. Assistance animals are considered in accordance with applicable fair-housing laws. Household gross income should generally equal at least 2.5 times the monthly rent. All lawful and verifiable sources of income will be considered. Owner generally prefers a credit score of 625 or higher. The entire application, rental history, income, and other lawful qualifications will be considered. Renter's insurance is required before possession and must remain active throughout the tenancy. If an approved pet is kept on the property, the policy must include appropriate pet liability coverage.
