Lease terms

Rental Term * Minimum lease term: 12 months. * Longer lease terms may be considered. * Lease automatically converts to month-to-month after the initial term unless renewed or terminated in accordance with the lease agreement and applicable Texas law. Occupancy * Maximum occupancy is limited in accordance with local housing and safety codes. * Only approved occupants listed on the lease may reside in the home. * Guests staying longer than 14 consecutive days or more than 30 days within a 12-month period require prior written approval. Subletting * Subletting, assignment of the lease, and short-term rentals (including Airbnb, VRBO, or similar platforms) are prohibited without the landlord's prior written consent. Utilities * The landlord provides electricity (up to $200 per month), natural gas, internet, and lawn care. * If monthly electricity charges exceed $200, the tenant is responsible for paying the amount over the monthly allowance. * Any additional utilities or services not listed above are the tenant's responsibility. Pet Policy * Pets considered on a case-by-case basis. * Maximum of two pets. * Pets must be current on vaccinations and comply with local licensing requirements. * Pet screening may be required before lease approval. * A non-refundable pet fee and/or pet deposit applies. * Tenant is responsible for all pet-related damages and cleanup. Smoking * No smoking or vaping is permitted inside the home or garage. Renters Insurance * Renters insurance is required for the duration of the lease. * If a dog is approved, the policy must include liability coverage for pet-related incidents where available. Housekeeping Requirement * Professional housekeeping is required to help maintain the home. * The property is serviced by the landlord's contracted cleaning company on a biweekly schedule. * The housekeeping fee is $150 per month and will be added to the tenant's monthly rent payment. * Tenants are expected to provide reasonable access to the property for scheduled cleanings with advance notice. * All occupants age 18 or older must complete an application. * Background, credit, income, rental history, and eviction history will be reviewed. * Household income should generally be at least three times the monthly rent.
