Standard: 12-month lease. Renewal is renegotiated. Monthly rent amount: 4350. Rent is due on the 1st of each month. In accordance with Massachusetts law, a late fee of $100 (or 5% of monthly rent) will be charged if rent remains unpaid for 30 days after the due date. Tenant handles: basic upkeep (light bulbs, filters, snow if applicable). A barbecue grill currently located on the property is provided for Tenant's optional use as a courtesy only and is not considered part of the leased premises or required appliance. Tenant accepts use of the grill at Tenant's own risk and agrees to: operate the grill safely and in compliance with local fire regulations, keep the grill clean and properly maintained, use the grill only outdoors and in an appropriate location, be responsible for propane, fuel, and routine upkeep, report any damage or unsafe condition to Landlord. Landlord makes no warranties regarding the condition or continued availability of the grill and is not obligated to repair or replace it if it becomes damaged or inoperable. Any damage caused by misuse or negligence related to the grill shall be Tenant's responsibility. Backyard and Landscaping Use: Tenant may use and enjoy the backyard area during the lease term, including planting flowers, vegetables, or other non-permanent plants, provided the yard is properly maintained and kept in clean condition. Tenant agrees to: regularly maintain the backyard, including basic yard upkeep and watering as needed, keep the area free of trash, weeds, and overgrowth, not remove trees, shrubs, or permanent landscaping without Landlord's written permission, not install permanent structures, large garden beds, or landscaping modifications without prior approval, return the backyard in substantially the same condition at the end of the tenancy, reasonable wear and seasonal conditions excepted. Any damage caused by neglect or unauthorized landscaping changes shall be Tenant's responsibility. Outdoor Furniture Use Any outdoor furniture provided on the property, including lounge chairs, may be used by Tenant during the lease term as a courtesy. Tenant agrees to keep the furniture clean, use it properly, and protect it from unnecessary damage or neglect. Tenant shall notify Landlord of any damage or unsafe condition. Landlord is not obligated to repair or replace the furniture if it becomes worn or damaged through normal use. Landlord shall maintain all major building systems, including plumbing, heating, and electrical. Any appliances provided by the landlord shall be maintained in working order, except for damage caused by tenant misuse or negligence. Tenant shall maintain renter's insurance with a minimum of $100,000 in personal liability coverage and provide proof of insurance prior to move-in and upon renewal.
