Lease terms

THIS HOUSE IS STILL BEING RENTED UNTILL SEPTEMBER 2ND PLEASE DO NOT BOTHER RENTERS; HOUSE WILL BE AVAILABLE SEPTEMBER 8TH. (NO SECTION 8) Must have a credit score 650 and above and also show proof, show some references and show proof of background check. Lease terms is 1 year $1,500 dollars a month plus $1,500 dollars deposit with 1st month rent. Rent is due on the 1st of every month, if rent is 7 days late there a $100 late fee on top of rent when paid. Only peoples name on the lease can live there. You cannot sublease the house. All utilities must be in your name including trash and recycling, NO pets allowed and NO smoking, No painting on the walls and no sticky lights placed on the walls. Yard must be mowed, Edged, weed whack and blown off also free of weeds and debris WEEKLY, Yard must be kept clean at all times If you can't mow it, we have a mowing service that we can provide for $60 a week on top of rent payment. Snow removal will also be your responsibility anything over 2-3 inches must be shoveled. If you leave before your 1 year lease is up you are responsible for paying the remainder of the months till lease was due. After 1 year and your lease is up and you are moving out after walk through inspection is done, we will decide how much you get back from your deposit if home is in great shape you can expect to receive your total deposit back if there are no damages, If we find damages it will be deducted from deposit, we expect home to be clean as the day you moved in when you move out.
