Lease terms: - Security deposit equal to one month's rent and fully refundable if home is returned in same condition as received, less wear and tear. - Unfurnished. Kitchen island, stools, back yard table & chairs come with the rental. - Renter to pay all utilities - Tenant is responsible for landscaping. Lawn and beds must be hand watered, sprinklers will be provided. No automatic system exists. - Appliances: Refrigerator, stove, oven, garbage disposal, washer, dryer. - Refrigerator is not connected to water line and will remain disconnected through the lease duration - Up to 2 medium sized dogs considered with pet screening. One-time pet fee of $200 per pet and monthly pet rent of $40 per pet apply. All pets must be screened and approved. No pets under 12 months of age, restricted breeds or exotic animals. (Does not apply to assistance animals) - No-smoking or vaping anywhere on premises - Section 8 and housing vouchers not accepted - No Cosigners Accepted IMPORTANT: - There is a downstairs unit on this property (separate entrance). o It will primarily be used for storage, but may be occupied no more than 3 weeks / year. It will not be used as a rental. o 3rd party will access 409B mailbox weekly to collect mail and place it below in locked outside box o 3rd party will access the downstairs unit monthly for preventative maintenance o Renters will not have access to downstairs unit or back shed (not attached). Renter will have access to attached shed/storage area o There may be 1 instance of professional movers removing items from downstairs unit. This is anticipated to take 3 days. Moving truck will be parked out front. Tenant will receive $200 credit to rent that month. Pet screening is $30 per pet. Assistance animal requests are verified at no charge. If your application is accepted you have 48 hrs to sign the lease and pay deposits/rent to secure the property.
