Lease terms

Security deposit: One month's rent Included in monthly rental fee: HOA dues,Water,Trash and electricity up to 125.00 per month, any amount over will be billed to tenant on monthly basis. Tenant pays: Internet Cable/streaming services Renters insurance required throughout the lease term Income requirement: Minimum 3x monthly rent Credit and background check required No prior evictions Maximum occupancy: 2 persons Property Rules No smoking or vaping inside the condo or on the balcony. No parties, events, or large gatherings. Quiet enjoyment of neighbors must be respected at all times. No subletting or Airbnb/short-term rentals. No alterations to the property without written permission. No nails, screws, or large holes in walls. Use only removable picture-hanging products approved for painted surfaces, and tenants are responsible for any wall damage. Tenant is responsible for keeping the condo clean and promptly reporting maintenance issues. HOA rules and regulations must be followed. Small dog or cat considered on a case-by-case basis with additional pet deposit The property is rented fully furnished. Furniture, artwork, and household items shall remain in the unit unless otherwise agreed to in writing by the landlord.
