Base rent is $2,145 per month for this Main Floor Unit, in a Duplex-Style Home. Refundable Security deposit is $900. Non-Refundable Move-In Fee is $150. One (1) off-street parking space is available. No Extremely Large Vehicles/Trucks/Boats. No smoking. Tenant is responsible for mowing, watering, and general lawncare. One Small Pet will be considered - pet deposit/fee possible. Not a fully fenced yard property, so large dogs just don't make sense. 6-12 month Lease to start. Home is Available for rent starting in early July. Utilities are Tenant's responsibility. $300 Monthly Utility Fee includes Xfinity High Speed Internet, W/S/G, Electric, and Natural Gas. Please let me know a little bit about you: who would be living in the home, any pets (please describe), smoking or not smoking, and desired move-in date. Screening criteria. Required: All adult occupants must submit a complete application. Credit Check, Background Check, Landlord History/Reference Checks, Job Verification/Income Verification, Employment References. Employment & Rental Verification required. Tenants must make 2.5x the monthly payment. Minimum credit score of 680. Good Credit and Rental History Required. Reserves Available. Comprehensive reusable tenant screening report not accepted. Possible reasons for denial of application (not an exhaustive list): Negative references or unavailable references. Insufficient income, or unverifiable income, or lack of job/income history. Negative Landlord history/No Landlord history, etc. Negative credit issues, low credit score. A high debt-to-income ratio, significant debt or monthly payments, very low reserves. Extremely large vehicles like large Trucks, RVs, or boats. Pets not meeting Landlord requirements or approval. Inaccurate, misleading, or missing information.
