Utilities Owner will pay for all utilities up to $600 per month. Any utility charges exceeding $600 per month will be the responsibility of the Tenant. Community Rules & Parking The community HOA enforces a strict 25 mph speed limit. A radar sign and speed-monitoring camera are located on Resorter Road near Interlachen Lane. Tenants and their guests are required to comply with all posted speed limits and community rules. Tenants should park vehicles in the garage whenever possible. If a vehicle cannot fit in the garage, street parking is permitted. Parking in the driveway is not allowed. Visitors If you plan to have visitors, please notify the Owner in advance so the front gate can be informed. Visitors will not be granted access unless the gate attendant can verify the resident they are visiting. Trash Collection Trash cans must be placed at the curb on Sunday evening for Monday morning collection. Trash cans must be returned to their storage location no later than Monday evening. Failure to comply may result in HOA fines of up to $500, which will be the responsibility of the Tenant. Patio Furniture & Wind Conditions Tenant is responsible for securing or storing the patio umbrella and any movable outdoor furniture during periods of high wind to prevent damage to the property or surrounding areas. Parties and Events Parties, large gatherings, and events are strictly prohibited on the property. Pets Two pets maximum. $200 pet fee.
