Monthly rent is $3,900 and includes lawn care and pest control, helping make the home easier to maintain and keeping monthly costs more predictable. Preferred lease term is 12 months or longer. Tenant is responsible for utilities, including power, gas, water, sewer, internet/cable, and any other personal services. Rent is due monthly according to the lease agreement. A completed rental application, credit/background screening, income verification, landlord/reference checks, security deposit, and signed lease may be required before approval and move-in. Applicants should have verifiable household income of at least 3x monthly rent. Renters insurance is required throughout the lease term. Tenant must maintain renters insurance with a minimum of $100,000 in personal liability coverage and provide proof of coverage before move-in and upon renewal. Tenant is responsible for insuring their own personal belongings. Landlord's property insurance does not cover tenant's personal property, loss of use, or tenant liability. No smoking or vaping is allowed inside the home. Tenant is responsible for keeping the home clean, reporting maintenance issues promptly, and following all neighborhood and HOA rules. The goal is to provide a well-maintained home in a great neighborhood with lawn care and pest control already included in the rent.
