Lease terms

Tenant shall be solely responsible for establishing and paying for all utilities and services associated with the Premises during the lease term, including but not limited to electricity, natural gas, water, sewer, trash collection, internet, cable, and any other applicable utility services, unless otherwise stated in this Lease. Tenant shall keep all utility accounts current and in good standing throughout the tenancy. Pets are allowed up to two pets. Pet Damage: Tenant is fully responsible for any damage to the Premises or property caused by any pet kept on the Premises, whether approved or unauthorized. Tenant agrees to pay the full cost of repairing or replacing any damaged property, including but not limited to flooring, doors, walls, trim, landscaping, odors, stains, and cleaning required due to the pet. Such costs are in addition to any security deposit deductions permitted under this Lease and applicable law. Security Deposit: The security deposit shall not be applied by Tenant toward rent or any other amounts due during the lease term. The security deposit is intended solely to cover unpaid rent, damages beyond normal wear and tear, cleaning costs, or other charges owed after Tenant vacates the Premises, as permitted by this Lease and applicable law. Late Payments: Rent is due on the date specified in this Lease. Any rent not received by the due date (or by the end of any stated grace period) will be subject to the applicable late fee. Repeated late payments, including three (3) or more late payments during any twelve (12)-month period, shall constitute a material breach of this Lease and may be grounds for termination, subject to applicable law.
