Lease Term The lease term shall be for twelve (12) months 1. Rent Tenant agrees to pay monthly rent in the amount of $1,450, due on the 1st day of each month. Late payments will incur a $50 fee per day past due. Returned payments will be subject to a $30 fee. All rent payments must be made via the Zillow Rental Portal. 2. Security Deposit A security deposit of $1,450 is due prior to move-in. This deposit will be held to cover unpaid rent, cleaning, maintenance, or any damage to the Property beyond ordinary wear and tear, in accordance with Louisiana law. Security Deposit Disposition Following move-out, surrender of possession, and completion of the move-out inspection, the security deposit will be processed. Tenant agrees to provide Landlord with a forwarding address in writing. Within thirty (30) days of move-out, Landlord shall provide Tenant with: A written, itemized statement of any deductions made from the security deposit, if applicable; and Any remaining refundable portion of the security deposit. 3. Tenant Responsibilities a. Compliance with Laws and Ordinances Tenant agrees to comply with all applicable City of Natchitoches ordinances, codes, and regulations. b. Utilities Tenant is responsible for all utilities, including power and water/waste management (City of Natchitoches) and gas (Atmos). c. Maintenance of Security Devices Tenant must report any issues with security devices to the Landlord within forty-eight (48) hours. d. Smoking Policy Smoking is prohibited inside the Property. Smoking is permitted in designated outdoor areas only. e. Pet Policy A pet deposit of $400 per animal is required, along with a monthly pet fee of $25 per animal. Pet waste must be properly disposed of. The pet deposit may be credited or refunded at the Landlord's discretion upon lease renewal, provided the Property passes inspection and no pet-related damage is present. f. Property Damage Tenant is liable for any damage caused during their occupancy. Costs associated with repair or replacement may be deducted from the security deposit. g. Renter's Insurance Renter's insurance is not mandatory but is strongly recommended. h. Subletting Subletting or assignment of this lease is not permitted without prior written consent from the Landlord. i. Yard and Landscaping Maintenance Landlord may provide yard maintenance for an additional $100 per month. If yard service is not provided by the Landlord, Tenant agrees to maintain both front and back yards in compliance with city standards, including regular mowing, edging, and trimming of bushes and shrubs. Failure to do so may result in charges deducted from the security deposit. j. Occupants The Property shall be occupied only by the Tenant(s) listed in this Agreement and the following approved occupants below. No additional occupants may reside at the Property without prior written consent of the Landlord. Name Age Phone Number 4. Alterations, Mounting, and Repairs a. Alterations and Mounting Restrictions Tenant shall not drill, screw, nail, anchor, or otherwise penetrate walls, ceilings, floors, doors, exterior walls, patios, decks, or any structural surface for any purpose, including but not limited to mounting televisions, shelving, lamps, decor, or floor coverings, without prior written consent of the Landlord. Any unauthorized alterations or mounting shall be considered damage beyond normal wear and tear and repaired at Tenant's expense. b. Tenant Repairs Any repairs performed by the Tenant must be completed in a professional and workmanlike manner and restore the area to its original condition. Incomplete or inadequate repairs shall be treated as damage. c. Exterior Surfaces Tenant shall not alter or modify exterior surfaces, including siding, brick, stucco, patios, decks, or fences, for any purpose. 5. Window Treatments All blinds provided with the Property are the property of the Landlord. Tenant may install curtains or temporary window coverings provided no damage occurs. Any damage to blinds, hardware, or window frames shall be the responsibility of the Tenant. 6. Landlord Responsibilities a. Internet and Security System Landlord will provide internet service and maintain the security system, including Google Home, Google Nest Cameras, and Thermostat. Tenant will be provided access to control these systems remotely. b. Inspections Landlord will conduct quarterly inspections and service all security device batteries. Tenant agrees to cooperate with reasonable inspection scheduling. Landlord may also provide tenant with batteries so tenant can replace batteries. 7. Inspections and Documentation Landlord's move in and move out inspections, photographs, and written reports shall be the controlling documentation for determining property condition and security deposit disposition. 8. Communication All notices, requests, and communications related to this lease, maintenance, inspections, or the security deposit shall be made in writing. Text messages do not constitute formal notice. 9. Notice of Intent Tenant must submit a written notice at least ninety (90) days prior to the lease expiration date indicating their intent to renew or terminate the lease. 9A. Use of Premises The Property shall be used solely as a private single-family residence. No business, commercial activity, short-term rental, or similar use is permitted without prior written consent of the Landlord. 10. Access After Lease Termination Upon termination of this lease and surrender of possession, Tenant shall have no right of entry to the Property unless expressly authorized in writing by the Landlord. 10A. Holdover Tenancy If Tenant remains in possession of the Property after expiration or termination of this lease without the Landlord's written consent, such occupancy shall constitute a holdover tenancy. Rent during any holdover period shall be due at one hundred fifty percent (150%) of the last monthly rent, and such tenancy shall be terminable upon written notice as permitted by Louisiana law. 11. Eviction Noncompliance with the terms of this Agreement constitutes a breach of contract and may result in eviction proceedings as permitted by Louisiana law. 11A. Attorney's Fees If permitted by law, the prevailing party in any action or proceeding to enforce this Agreement shall be entitled to recover reasonable attorney's fees and court costs. 12. Modifications Any changes or modifications to this Agreement must be in writing and signed by all parties. 13. Sale of Property Tenant acknowledges that the Property may be listed for sale and sold during the lease term. In the event the Property is sold, Landlord reserves the right to terminate this lease upon sixty (60) days' written notice to Tenant. Tenant shall remain responsible for rent and all lease obligations through the termination date. Tenant agrees to cooperate with reasonable efforts related to the sale of the Property, including allowing showings, inspections, appraisals, and photography, provided reasonable notice is given in accordance with Louisiana law. Landlord may assign this lease to a purchaser of the Property without Tenant's consent.
