Terms at 408 Mulberry St #10

No Smoking / No Pets: Smoking is strictly prohibited inside the dwelling unit. No pets or animals are permitted on the premises without prior written consent of Landlord. Any violation of this provision shall constitute a material breach of the lease and may result in termination in accordance with Arkansas law. Lockout Clause: In the event Tenant is locked out of the premises, Tenant shall be responsible for all costs associated with regaining access, including but not limited to locksmith fees, rekeying, or replacement of keys. Landlord is not obligated to provide immediate access outside of normal business hours. Maintenance & Repair Responsibility: Pursuant to Arkansas law, Tenant agrees to maintain the premises in a clean, safe, and sanitary condition. Tenant shall be responsible for routine maintenance and minor repairs up to $150 per occurrence, including but not limited to clogged drains caused by Tenant use, light bulbs, air filters, and minor fixture repairs. Any damages caused by Tenant, occupants, or guests shall be the full responsibility of Tenant, regardless of cost. Tenant must promptly notify Landlord of any conditions requiring repair. Failure to report maintenance issues may result in Tenant liability for resulting damages. Refrigerator (Non-Warranted Appliance): A refrigerator may be present in the unit; however, it is not provided as part of the lease agreement. The appliance is left for Tenant's convenience only. Landlord makes no representations or warranties as to its condition and shall have no obligation to repair, replace, or maintain the refrigerator. Tenant may elect to use or have the appliance removed at Tenant's expense. Utilities: Tenant shall pay a flat monthly fee of $60 for water and trash services, which shall be considered additional rent. Tenant is solely responsible for establishing and maintaining all other utility services, including electric and gas, in Tenant's name and shall pay all associated costs. Failure to maintain utilities may be deemed a lease violation.
