Lease Duration: 12-month minimum Monthly Rent: $1,700 (utilities not included) Upfront Costs: - Security deposit: $1,700 - Application fee: $50 per adult (18+), non-refundable Policies: - No smoking anywhere on the property - Pets: conditional with approval + $400 non-refundable fee per pet Carport and driveway parking included Renter's insurance required ($250K liability coverage) Utilities: Tenant responsible for all utilities (electric, gas, water, sewer, trash, internet) Fees: - Late rent: $15 or 5% of rent, whichever is greater - Returned check: $35 - Lockout service: $100 + $75 key replacement Tenant Responsibilities: - Keep plumbing clear of clogs - Replace HVAC filters every 3 months - Maintain clean property condition - Professional cleaning at move-out Move-in Requirements: All move-in funds must be certified funds (Venmo, Zelle, cashier's check, or money order). Monthly rent may be paid by electronically via Zelle, Venmo, bank transfer, or Zillow (personal check from an in-state bank or through the online portal is also acceptable). Application Process: Credit and background screening required for all adults. Must provide driver's license, 2 recent pay stubs, and income verification.
