Lease terms

Tenant is responsible for paying all utilities (water, electric, natural gas, and phone, wifi, ETC.) No smoking allowed inside the house. No pets. Tenant is responsible for damages done to the property during the lease. Tenant is responsible for insuring personal property, landlord will not be responsible for any personal property damages. Semi annual inspections will be conducted throughout the lease. Property lawn maintenance (biweekly) will be handled at an additional cost of 90 a month, or you can handle it at your own expense. 12 month lease for well approved tenants (above 600 credit score) that can potentially become a month to month after a full 12 months have been completed with approval of landlord. Monthly rent payment, deposit, and pet fees if applicable are due at lease signing. Pet deposit (per pet) is non refundable. 24 month lease for tenants with below 600 credit score, that can become a 12 month lease after full 24 months have been completed. Monthly rent payment, deposit, and pet fees if applicable are due at lease signing. Pet deposit (per pet) is non refundable.
