1 year lease, Tenant pays utilities. The tenant selection criteria may include factors such as criminal history, credit history, current income, and rental history. If you do not meet the selection criteria, or if you provide inaccurate or incomplete information, your application may be rejected and your application fee will not be refunded. 1. Credit Evaluation Credit screening required for all applicants 18+ 700+ = Strong, 620 699 = Acceptable, Below 620 may require additional conditions Outstanding landlord debt or recent bankruptcies may result in denial 3. Rental History 12 24 months of verifiable rental history preferred No recent evictions (typically within 5 7 years) Landlord references required No unpaid balances to previous landlords 4. Employment & Income Stability Stable employment preferred (6+ months in current role) Self-employed applicants may be required to provide 2 years of tax returns 5. Overall Financial Profile Applications are reviewed holistically including debt, payment history, and financial stability 6. Criminal Background Background checks conducted in compliance with applicable laws Evaluated based on nature, severity, and recency of offenses 7. Occupancy Standards Generally 2 persons per bedroom, subject to local regulations 8. Pets Policy Pets allowed upon approval Additional pet deposit and monthly pet rent required Breed, size, and number restrictions may apply 9.
