GEORGIA RESIDENTIAL LEASE AGREEMENT This Residential Lease Agreement ("Lease") is entered into on ______________________ by and between: Landlord: ______________________________________ and Tenant(s): _____________________________________ for the rental property located at: 4065 Flintrock Way, Martinez GA 30907 1. LEASE TERM The Lease shall begin on __________________ and end on __________________. Unless otherwise agreed in writing, the tenancy shall terminate at the end of the lease term. 2. RENT Tenant agrees to pay monthly rent in the amount of $1,900.00. Rent shall be due on the __1st__ day of each month. Any washer or dryer installed by Tenant shall: be properly installed not damage the premises remain Tenant's responsibility for maintenance, repair, leaks, or damage Tenant shall be liable for any flooding or damage caused by Tenant-installed appliances. 6. OCCUPANTS Only approved occupants may reside at the premises. No additional occupants may reside at the property without Landlord's prior written approval. Guests staying more than _14__ consecutive days or _30__ total days in a calendar year may be considered unauthorized occupants. 7. PET POLICY No more than 3 pets are permitted. Tenant remains fully responsible for: all pet-related damage odors stains pest infestations caused by pets injury caused by pets excessive noise or disturbances No additional pet rent or pet deposit shall be charged unless otherwise agreed in writing. Landlord reserves the right to require removal of any dangerous or disruptive animal. 8. USE OF PREMISES The Premises shall be used solely as a private residence. Tenant shall not: conduct illegal activity disturb neighbors create excessive noise store hazardous materials operate a business that increases traffic or liability 9. MAINTENANCE AND REPAIRS Tenant Responsibilities Tenant agrees to: keep the Premises clean and sanitary promptly report maintenance issues properly use plumbing, electrical, and appliances replace light bulbs and HVAC filters if applicable prevent mold and moisture buildup maintain smoke detector batteries where permitted by law dispose of trash properly prevent damage to the Premises Tenant shall pay for repairs caused by: Tenant negligence misuse abuse guests pets Landlord Responsibilities Landlord shall maintain: structural components plumbing systems electrical systems heating and air conditioning systems roof and exterior except where damage is caused by Tenant misuse or negligence. 10. ALTERATIONS Tenant shall not: paint remodel install fixtures change locks mount televisions install satellite dishes make structural modifications without prior written consent from Landlord. 11. SMOKING Smoking and vaping are prohibited inside the Premises. Tenant shall be responsible for all smoke-related damages, odors, or cleaning costs. 12. ENTRY BY LANDLORD Landlord may enter the Premises for: inspections repairs maintenance emergencies showing the property to prospective tenants or buyers Landlord shall provide reasonable notice when practicable. 13. RENTERS INSURANCE Tenant shall maintain renters insurance during the lease term with a minimum liability coverage of $100,000. Tenant is encouraged to obtain personal property coverage. Landlord is not responsible for loss or damage to Tenant's personal belongings. 14. DAMAGE TO PREMISES Tenant shall immediately notify Landlord of: leaks fire electrical problems plumbing issues mold unsafe conditions Failure to report problems promptly may result in Tenant liability for resulting damages. 15. DEFAULT Tenant shall be in default if Tenant: fails to pay rent violates lease terms damages the property abandons the property engages in illegal conduct Upon default, Landlord may exercise all remedies allowed under Georgia law, including eviction proceedings. 16. EARLY TERMINATION If Tenant vacates before expiration of the Lease: Tenant remains responsible for rent until the Premises are re-rented, subject to Georgia law. Tenant shall pay an early termination fee of $__1,900______ unless waived by Landlord. 17. ABANDONED PROPERTY Any property left behind after Tenant vacates may be disposed of in accordance with Georgia law. 18.
