Rental Property Lease Terms Lease Term Minimum lease term: 12 months. Lease may be renewed upon mutual agreement of the landlord and tenant. Rent Rent is due on the 1st day of each month. A grace period of 5 days is provided. Any payment received after the 5th day of the month will incur a late fee as stated in the lease agreement. Security Deposit A security deposit equal to one month's rent is required before move-in. Any maintenance issues should be reported promptly. Tenant is responsible for damage caused by negligence or misuse. Appliances The property includes kitchen appliances, washer, and dryer for tenant use. Tenant is responsible for proper use and routine cleaning of all appliances. Internet Wi-Fi is available at the property. Smoking Smoking or vaping is strictly prohibited inside the home, garage, and patio areas. Pets No pets are permitted without prior written approval from the landlord. Approved pets may require a non-refundable pet fee or monthly pet rent. Parking Parking is permitted only in designated spaces and the garage/driveway. No abandoned or inoperable vehicles are allowed. Quiet Enjoyment Tenants agree to maintain a respectful environment and comply with all neighborhood and HOA rules, if applicable. Excessive noise or disruptive behavior is prohibited. Alterations No painting, mounting of televisions, installation of shelves, or other modifications may be made without written landlord approval. Move-Out The property must be returned in clean condition with all personal belongings removed. Keys, garage openers, and any access devices must be returned at move-out. Renter's Insurance Tenant is required to maintain renter's insurance throughout the lease term with a minimum personal liability coverage amount as required by the landlord. Application Requirements Income of at least three times the monthly rent. Background, credit, and eviction history checks required. Proof of employment and references may be requested.
