Lease terms

Prefer Two year lease, Renter pays for gas and electricity. Owner pays for water. Pet Policy: No pets shall be allowed to be kept in or about the Premises unless the landlord has approved a pet. Resident(s) must also pay related pet fees, deposit(s) and rent before the pet is kept in or about the Premises/Unit. Pet fee is $250/year payable at the time of lease signing. In addition a $25.00 pet rent is required monthly for each pet on premises. Qualifications for Rental: Applicants must meet both of these Financial Qualifications to be considered for a Dwell Equity owned property: 1. Rent-to-Income Ratio: This determines the monthly or annual gross income a tenant(s) must earn to be able to afford rent each month. Gross Monthly Method - (Monthly Rent X 3) = Minimum monthly rental income For example, If the rent on an apartment costs $2,000 per month, then you must gross a minimum of $6,000.00 per month in income. The math: $2,000.00 X 3 = $6,000.00 2. Credit: A credit report is required for all applicants on the lease. A minimum credit rating of 670 is required. Dwell Equity group understands that these requirements may eliminate the qualification on many interested in one of our properties. If you are unable to meet one or both of these requirements because of an outlier situation affecting credit or income. (Current Student, Just graduated, Life changing event, ...) Please explain your situation and on occasion will make exceptions.
