Utilities and Tenant Responsibilities Utilities * The Owner shall pay for the electricity service. * The Tenant is responsible for establishing and paying for all other utilities, including water, natural gas, trash collection, and internet services, unless otherwise agreed to in writing. Tenant Responsibilities The Tenant agrees to: * Keep the premises clean, sanitary, and in good condition at all times. * Promptly notify the Owner of any maintenance issues, repairs, or damage to the property. * Maintain the lawn by watering and mowing the grass as needed to keep the property in good condition and in compliance with any applicable community standards. * Comply with all applicable Homeowners Association (HOA) rules, regulations, and policies. Any fines or penalties resulting from the Tenant's failure to comply with HOA rules shall be the Tenant's responsibility. Smoking Policy Smoking and vaping inside the home are strongly discouraged. The Tenant agrees to make every reasonable effort to keep the property smoke-free. Any damage caused by smoking, including odors, stains, or burns, may be deducted from the security deposit as permitted by law. Lease duration 1 year.
