Lease terms

1. Monthly Rent Monthly rent is $2,700, due on the 1st day of each month. A 7-day grace period is provided. A late fee of 5% of the monthly rent may be charged after the grace period, to the extent permitted by Florida law. 2. Security Deposit The security deposit is $2,700 and is due at move-in. The deposit will be handled, applied, and returned in accordance with applicable Florida law. Deductions may be made for lawful charges, including damage beyond normal wear and tear or other amounts permitted under the lease and Florida law. 3. Utilities The renter is responsible for all utilities and utility-related charges for the property. 4. Maintenance and Upkeep The renter is responsible for routine upkeep and minor maintenance that is customarily the renter's responsibility. The renter must promptly report any condition requiring repair. The landlord will remain responsible for repairs and maintenance that are the landlord's responsibility under Florida law. 5. Lawn and Yard Care The renter is responsible for routine lawn and yard maintenance, including keeping the property in a clean and maintained condition and complying with any applicable HOA requirements. 6. Repairs and Damage The renter must promptly notify the landlord of any leaks, plumbing issues, water damage, electrical problems, appliance issues, structural concerns, or other damage or conditions requiring attention. The renter may be responsible for damage caused by the renter, household members, or guests beyond normal wear and tear, as permitted by Florida law. 7. Alterations The renter may not paint, renovate, install fixtures, make structural changes, or otherwise alter the property without the landlord's prior written approval. 8. Occupancy Only individuals listed on the lease may reside at the property. Any additional occupants require the landlord's prior written approval. 9. Pets No pets are permitted at the property unless otherwise agreed to in writing and permitted by applicable law. 10. Smoking and Vaping Smoking and vaping are prohibited inside the home. The renter is responsible for any damage, excessive odor, or cleaning costs resulting from a violation of this provision, to the extent permitted by the lease and Florida law. 11. HOA Rules and Fines The renter must comply with all applicable HOA rules, regulations, restrictions, and community requirements. The renter is responsible for any HOA fines, penalties, or charges resulting from violations caused by the renter, household members, or guests, to the extent permitted by the HOA documents, lease, and Florida law. 12. HOA Payment The HOA payment is included in the January rent payment. Any applicable HOA requirements or charges must be satisfied in accordance with the lease and HOA rules. 13. Landlord Entry The landlord may enter the property for lawful purposes, including inspections, repairs, maintenance, showing the property, or addressing emergencies. The landlord will provide any notice required under Florida law, except when immediate entry is permitted by law, including in an emergency. 14. Subletting and Assignment The renter may not sublet the property, assign the lease, or allow another person to take over the rental without the landlord's prior written approval. 15. Move-Out Requirements Upon move-out, the renter must: * Return the property in a clean and orderly condition. * Remove all personal belongings and trash. * Return all keys, remotes, access cards, and other property belonging to the landlord. * Repair or pay for damage beyond normal wear and tear for which the renter is legally responsible. * Provide the required notice of intent to vacate in accordance with the lease and Florida law. If the renter fails to leave the property in the required clean condition, a $450 cleaning charge may be assessed, to the extent permitted by the lease and Florida law. 16. Renter's Insurance The renter is required to maintain renter's insurance throughout the tenancy and provide proof of coverage upon request. The renter's insurance should include personal property and liability coverage appropriate for the rental property. 17. Default and Termination Failure to pay rent or violation of the lease may result in the landlord providing any notices required by Florida law and pursuing available legal remedies. For nonpayment of rent, the landlord may serve the applicable statutory notice before pursuing eviction. For other lease violations, the applicable notice and cure requirements under Florida law will apply. Any eviction will be conducted through the legally required Florida eviction process. Nothing in this lease waives or limits any rights or obligations that cannot legally be waived under Florida law.
