Costs, fees, and lease terms

Lease terms

Tenant agrees to pay monthly rent in the amount of $2,450.00, due on the first (1st) day of each month. Rent shall be paid to the Landlord at the address specified above or as otherwise directed in writing. A late fee of $100.00 will be charged if rent is not received by the 5th of each month. Security Deposit Tenant shall pay a security deposit of $3,000.00 prior to taking possession of the Premises. The deposit may be used by the Landlord to cover unpaid rent, damages beyond normal wear and tear, or other costs incurred due to Tenant's breach of this Agreement. The deposit (or remaining portion) will be returned within the timeframe required by Arizona law after the lease ends. Utilities Tenant is responsible for payment of all utilities, including but not limited to: electricity, water, gas, trash, and internet services. Occupants Only the following individuals may reside at the Premises: * * No other persons may live at the property without prior written consent of the Landlord. Pets Pets are allowed on the Premises. Tenant agrees to keep pets under control at all times and is responsible for any damages caused by pets. Excessive noise, damage, waste, or disturbances caused by pets may be considered a violation of the lease. Maintenance Landlord shall be responsible for all maintenance and repairs unless damage is caused by Tenant's negligence or misuse. Tenant shall notify Landlord promptly of any maintenance issues. Smoking Smoking is strictly prohibited inside the Premises. Rules and Regulations Tenant agrees to comply with all applicable laws, HOA rules (if applicable), and city ordinances. Subletting is not allowed without prior written consent of the Landlord. Entry Landlord may enter the Premises with at least 48 hours' notice for inspections, repairs, or to show the property, except in cases of emergency. Renewal and Termination This lease does not automatically renew. The parties agree to communicate by (at least 60 days prior to lease expiration) to discuss lease renewal or termination. Upon expiration of the lease term, Tenant shall vacate the Premises and return all keys. The Premises must be returned in clean condition, minus normal wear and tear. Governing Law This Lease shall be governed by the laws of the State of Arizona. Entire Agreement This document contains the entire agreement between the parties. Any modifications must be in writing and signed by both parties. Optional Rent Reduction for Yard Maintenance and Minor Repairs If Tenant elects to maintain the yard (including mowing, watering, and basic landscaping) and agrees to perform minor repairs (such as changing light bulbs, replacing air filters, unclogging drains, etc.), Landlord will offer a monthly rent reduction of $100.00. This agreement must be accepted in writing below. All major repairs and structural issues remain the responsibility of the Landlord.
